Warranty stewardship

Protect the roof. Protect the warranty.

Commercial roof warranties are not maintenance programs. Manufacturers commonly place ongoing inspection, documentation and repair responsibilities on the building owner. RoofCare provides a documented maintenance history designed to help owners meet those responsibilities.

Soprema

Modified bitumen / commercial roofing

Care & Maintenance guidance places responsibility on the owner for a minimum of two documented inspections each year, with deficiencies corrected promptly.

Elevate

TPO / EPDM / commercial systems

Roof inspection guidance recommends inspection at least twice annually — spring and fall — and after severe weather, with inspection and maintenance records retained.

Carlisle

TPO / EPDM / PVC

Carlisle's owner-care materials and Continu-Care program emphasize scheduled preventative maintenance, documentation and annual inspection as part of long-term roof stewardship.

Versico

TPO / EPDM / PVC

Publishes a specific Building Owner Care and Maintenance manual. Its Plus V program allows owners who have roofs "inspected and maintained regularly" to extend qualifying system warranties.

The same principle applies across roof types

TPO, PVC, EPDM, SPF (spray polyurethane foam), modified bitumen / torch-down, acrylic and silicone systems commonly require or recommend routine inspection, prompt repair of damage, control of rooftop alterations and maintenance records. The project-specific warranty always controls.

What RoofCare helps you document

  • Scheduled roof inspections
  • Repairs, rooftop alterations and cleaning
  • Roof condition and photo history
  • Storm and physical damage
  • Drainage, flashings and penetrations
  • Prompt correction of deficiencies

Insurance readiness

Your roof is becoming an insurance data point.

Commercial property underwriting is increasingly data-driven. Carriers and risk consultants evaluate roof age, condition, maintenance, drainage and loss-prevention practices — and modern underwriting tools can use aerial imagery and AI-derived roof intelligence at quote and renewal.

Travelers

Loss prevention guidance

Recommends a regular commercial roof inspection program, with inspections on a semi-annual basis, after major storms or construction activity, and systematic documentation of inspections.

Chubb

Risk consulting guidance

Advises regular commercial roof inspections, generally twice a year, and calls a service agreement with the roof installer the building owner's best choice for routine maintenance procedures.

Moody's / CAPE

Modern property underwriting

Commercial underwriting tools now use roof condition and age intelligence to support inspection, underwriting, coverage, rating and renewal decisions — including commercial Roof Condition Ratings.

Insurance readiness starts before renewal

RoofCare does not guarantee insurance eligibility, renewal, coverage or lower premiums. It creates a professional record of roof condition, inspection and maintenance that can be shared with brokers, underwriters, lenders and asset-management teams when requested.

What underwriters may evaluate

  • Roof age and current condition
  • Leaks, moisture and prior damage
  • Drainage and ponding conditions
  • Maintenance and repair history
  • Storm and physical damage

What RoofCare documents

  • Roof Condition Score + remaining service life
  • Moisture and deficiency maps
  • Geo-tagged photo documentation
  • Inspection and repair history
  • Post-storm inspection records

Questions

Before you call.

Which program is right for my portfolio?

It depends on your roof types, their age and condition, and how hands-on you want to be. Monitor gives you a professional annual assessment. Protect adds a second inspection, post-storm checks, preventative repairs and capital planning. Manage adds annual roof cleaning, guaranteed 24-hour leak response and warranty and insurance documentation. We recommend a program after reviewing your buildings.

What does "PE-stamped" mean for my report?

A licensed Professional Engineer reviews and stamps the inspection report. That makes it a stronger document for lenders, insurers, buyer due diligence and internal capital requests.

Does moisture scanning damage the roof?

No. Scanning is non-destructive, so trapped moisture is located without core cuts. Wet areas are drawn on the Moisture Map so repairs target only the affected sections.

Can one program cover several buildings?

Yes. The RoofCare Plan is built for multi-property portfolios: each roof gets its own report and score, and you get a single view across all of them.

Do you work on roofs with solar or existing coatings?

Yes. Dura-Foam is a roofing and solar center, so inspections cover rooftop solar and equipment, and we service foam, coatings and other commercial roof systems.
